How to Apply for a Building Permit


Single Family Dwellings, Mobile Homes, Modular Homes & Double Wides.

Lot Size
The Minimum lot size & dimensions for a single family dwelling shall be as follows:

Lots served by septic systems
Must be a minimum of 40,000 sq. ft. with 100 feet of road frontage, with no lot having more than a 1:6 ratio of width to depth

Lots served by sanitary sewer facilities
Must be a minimum of 9,600 sq. ft. with 60 feet of road frontage, with no lot having more than a 1:4 ratio of width to depth

Minimum Floor Area (Residential)
Nine hundred fifty (950) sq. ft for a single family dwelling.

Setback lines
The minimum setback lines for single family dwellings as follows

Front

  1. For lots on major County Roads, the set back shall be a distance of seventy (70) feet from the center of the paved roadway.
  2. For lots located on Highways, the front set back shall be a distance of sixty (60) feet from the right-of-way.
  3. For local or minor struts, the front setback shall be fifty (50) feet from the center of the paved roadway.

Side & Rear

The side & rear shall be ten (10) feet for all lots 100 feet are wider & 6 feet for side & rear for lots 99 feet in width or less. Five (5) feet setbacks for all residential accessory structures.

  1. When you come to the office for building permit you need approval from the Health dept. After they have contacted the installer. The Health dept will then issue an evaluation which is then brought to the Plan Commission Office
  2. Bring a copy of your deed (which can be obtained in the County Recorders Office) or land contract.
  3. Bring a plot plan prepared by you, your builder or surveyor.
  4. Bring exact measurements of structure.
  5. At the same time (if needed for structure) you will purchase an electrical, plumbing, heating & air conditioner permit.
  6. If you have a Surveyor's drawing or recent survey please bring it for help in addressing your property.

For commercial structures you need to call the office to see how to proceed.

To check on your zoning or if you are in a flood plain you need to come to the office with information showing your exact location, deed, land contract, etc.

Vacant property is not addressed. You are given your address when you apply for a building permit. 

Required Inspections

Footings - One Inspection
  1. Minimum 24" deep, and 8" thick on undisturbed soil.

Electrical - Four Inspections

  1. Temporary Pole - Ground rod must be installed -  Need GFCI receptacle
  2. Rough-in - Prior to insulation & drywall - Smoke detectors wired with battery
  3. Permanent Service - 200 Amp need 2/0 Copper or 4/0 Aluminum - Ground rod must be installed - Meter base installed & wired
  4. Final -  Upon completion

Plumbing - Three Inspections

  1. Ground Rough - Prior to pouring concrete
  2. Rough-in - Prior to insulation & drywall
  3. Final - Upon completion

Heating & Air Conditioning - Two Inspections

  1. Rough-in - Prior to insulation & drywall
  2. Final - Upon completion

Final  - One Inspection

  1. Final - Required prior to occupancy

Notes

  1. 24 hour notice is required for all inspections
  2. All dwellings must comply to Indiana 1 & 2 family building code.
  3. Compliance of subdivision restrictions is your responsibility.
  4. All commercial construction must be approved by state first.
